An Annual General Meeting is not a formality. It is where owners review financials, approve budgets, discuss levies, appoint trustees and consider key decisions for the year ahead.

What to look for

  • The annual financial statements and any audit notes.
  • The proposed budget, levy movement and reserve planning.
  • Trustee nominations and whether the board has the right skills.
  • Insurance cover, maintenance priorities and unresolved owner issues.
  • Any special or unanimous resolutions that affect owners directly.

Attending the AGM gives owners the chance to ask informed questions before decisions are finalised. If you cannot attend, send a proxy and read the minutes afterwards.
